Mortgage Brokers have relationships with many wholesale lenders. They can take your loan file and farm it out for the most competitive program they need, as well as better rates between competing wholesale brokers. The mortgage broker only originates the loan, once a wholesale lender is selected it sits in cheque for their processing and underwriting.
Direct Lending Banks
Direct lending banks such as Countrywide or Wells Fargo, typically originate and service their own loans. They are limited to the products that they have available. They also process and underwrite your loan.
